Background

Fat Cat Properties hired GreenTec Construction to renovate two investment
properties in Dublin 4 . The project aimed to modernise and enhance the value of these properties through comprehensive upgrades, including mechanical and electrical (M&E) system overhauls, damp proofing, and insulation improvements.

The goal of this case study is to give a thorough account of how the investment properties were renovated, showing the steps that were taken to make the living spaces more modern, efficient, and comfortable.

Renovation Process

Design and Planning

Catherine Forrest, who served as both contract manager and interior designer, collaborated closely with GreenTec Construction to create a thorough refurbishment plan.
This phase included:

Mechanical and Electrical (M&E) Upgrades

To modernise the properties, the following M&E upgrades were performed:

  • Removing outdated electrical wiring throughout both houses.
  • Installing new, compliant wiring systems to ensure safety and
    functionality.
  • Adding modern electrical fixtures and outlets to meet contemporary
    living standards.
  • Removing old plumbing systems, including pipes, fittings, and fixtures.
  • Installing new plumbing infrastructure to enhance water flow and
    efficiency.
  • Ensuring all plumbing work complies with current building regulations.

Damp Proofing

To address and prevent moisture-related issues, the following damp proofing measures were implemented:

  • Treating affected walls with damp proofing materials.
  • Installing damp proof membranes to prevent moisture ingress.
  • Applying exterior damp proof coatings to protect against rainwater
    penetration.
  • Ensuring proper drainage systems to divert water away from the
    property foundations.

Insulation Improvements

To enhance the energy efficiency and comfort of the properties, insulation was
upgraded as follows:

  • Installing high-quality insulation materials in the attic spaces.
  • Ensuring adequate coverage to prevent heat loss and improve thermal
    performance.
  • Adding insulation to exterior walls to reduce thermal bridging.
  • Using materials that meet or exceed current building standards for
    energy efficiency.

Interior Design and Finishing

With help from Catherine Forrest, the interiors were planned and finished to make
modern, nice-looking sitting rooms. This involved:
